Fitch Industries has until Monday to file a letter of intent for its conceptual review with the city of Sedona to take place in April.
As of Wednesday, Jan. 24, it had not.
Conceptual review by the Planning and Zoning Commission is required before a project moves into the rezoning phase.
According to City Director of Community Development John O’Brien, if Fitch Industries doesn’t submit a letter for the former Sedona Cultural Park property by Monday, Jan. 29, Fitch Industries will have to wait until May for its conceptual review by the commission.
A Fitch Industries representative could not be reached for comment by press time.
If Fitch Industries submits a letter of intent by Monday, its conceptual review will be on Tuesday, April 3.
If Fitch missed the deadline, a letter of intent must be submitted by Monday, Feb. 26, for the commission to review the project on Tuesday, May 1.
During the plan amendment process, Fitch Industries representatives indicated they intended to move forward as quickly as possible with their development.
O’Brien said Fitch Industries representatives met with city staff Monday, Jan. 22. During the meeting, the representatives filled staff in on the status of their project.
Fitch Industries does plan to undergo the rezoning process, O’Brien said, but the city has yet to see any documentation.
Sedona City Council approved a major amendment to the Community Plan’s Future Land Use Map for half of Fitch Industries’ property, changing the designation from “public, semi-public” to “planned area.”
After a Community Plan amendment is approved, an applicant moves on to the next step in the process — conceptual review and rezoning.
Mike Raber, senior planner of the city’s Long Range Planning Division, said the city expects to see another plan amendment proposal from Fitch Industries this year.
O’Brien said that during staff’s meeting with Fitch Industries representatives Monday, they indicated they would apply for an amendment for the same parcel that council considered in 2006.
When City Council approved Fitch Industries’ proposal, it removed a lodging component that was added late in the process.
At that time, council did not feel comfortable approving the application if it included lodging.
O’Brien said Fitch Industries may reapply for a community plan designation allowing lodging.
Community plan amendment applications are due by Friday, April 20.
