Big changes are in store for the C-Market, an iconic business in the Uptown area.

Commissioners with the Sedona Planning and Zoning Commission will be asked to approve changes to the market that will include a redesigned building and that building’s location.

According to co-owner Dorde Cedic, the market is expected to undergo a major overhaul in the coming years to make the business more attractive to residents and visitors in the area. P&Z commissioners will hold a public hearing on the project at Sedona City Hall on Tuesday, May 3. The meeting is scheduled to begin at 5:30 p.m. C-Market is located near the intersection of Jordan Road and State Route 89A.

Cedic said the market will look “completely different” when work is completed on the project.

“We’re going to put the building in the front of the lot and the parking behind,” he said. “The city wants it, Main Street wants it, and it will look a lot better. Who wants to look at the back of cars?”

A plaza will also be located in the front of the redesigned property that will offer tables and chairs for visitors.

“It will be an attractive destination for people to hang out as they cross the crosswalk there,” Cedic said. “Since we bought the property almost 30 years ago, it was always our intention to build something, so we’ve had a long time to think about it. We’ve made every effort to meet the 89A character district guidelines and all of the codes and regulations in Sedona. Sedona is a highly regulated city and we’ve met all those regulations.”

The redesign is expected to house three suites. One, Cedic said, will house the C-Market.

“We’ll rent the other two out,” he added.

The Cedic family has owned the Uptown property for approximately 30 years. While the station once sold gas, the pumps were removed from the site roughly 10 years ago.

“It’s been a lot of different things. It’s been there for at least 50 years,” Cedic said.

“I need detailed working drawings in order to get contractor bids. You need complete detailed bids in order to go to the bank. All that takes time and you can’t build in the winter in Sedona. We’ve got quite a bit ahead of us,” Cedic said.

John O’Brien, director of community development with the city of Sedona, said P&Z commissioners will be asked to review a development review application during the May 3 meeting.

“They look at things like the site plan, they look at design review manuals as we have specific design review guidelines.

We also have specific design guidelines for the Uptown Main Street district that are very specific to that district, so they’ll be reviewing those as well,” O’Brien said.
