Villa Bellaggio is designed as a 132-acre “Italian village” concept. This application is in the preliminary review phase and has not been scheduled for a public hearing at this time, according to Yavapai County Development Services staff.
The development is requesting height variance of up to five stories, but did not specify which building or buildings would be that height. The Yavapai County standard is 35 feet. There are almost no buildings in the Verde Valley and few in Yavapai County more than three stories tall.
According to the letter of intent, the development will include 500 condos, 140 to 280 lots manufactured townhomes, split-level shops, a church, garden custom homes with residences and vines, a two-story 25,000-square-foot winery, a 10,000 winery within a vineyard, 200-room two-story hotel, 50-room boutique creek-side hotel, custom offices for lease or sale, 200-unit senior living center, a lake with a retention pool, 3-story terrace apartments, 100 to 210 custom creek-side condos or apartments, a park with a crossing bridge, 10 acres of vineyard with lakes, 113 patio homes, a school site, a storage area, custom high-end single family dwellings, 39 semi-custom lots, a water storage tank, “Ash Mountain camp area for mentally & physically disabled” and a gallery dedicated to sculptors John and Ruth Waddell, who live on an adjacent property.
The “owner developer” is Sunset Valley Farms LLC, registered at a residential duplex in the Dobson Ranch area of Mesa.
The parcels are listed as being owned by Spring Hill Ranch LLC, with a registered address of 1111 Superior Ave., Cleveland, Ohio, which has owned them since 2013.
