Be prepared… I have lots to say about this topic. It seems that in Sedona, everyone knows a dozen or so Real Estate agents. It’ s important for you to be able to make a good call when it comes to having one of these fine people help you when you’re ready to sell your home. First and foremost, you must be able to trust and communicate with whomever you choose to help you. A good working relationship is important to me when I deal with my clients… and it should be just one of many things to look for when choosing the right person for the job. Most importantly you’ll want someone who can accurately assess the value of your home… this evaluation comes from experience and time in the Sedona market. You’ll want someone who’s been around for at least 3 years… new agents get in over their heads quickly and you don’t have time for that. Timing is just one aspect though – the other portion of this is experience. You’ll want to use an agent that is active and in the top 50 agents in town – ask them to evaluate their performance against the rest of the agents in town – if they dodge that question – find someone with more experience. This aspect is huge… make sure that your agent has a marketing budget and marketing plan. A For Sale sign isn’t all it takes to sell your home. The right marketing plan can bring buyers your way and get you out of your home quicker! Make sure that they advertise – but most importantly, make sure that they have a great online presence. With over 80% of the buyers looking online first – it makes sense to use someone who can show your property to buyers before they’re even in Sedona. Real buyers choose an agent before they come here looking for property – and they decide the homes and land they’ll look at as well. Make sure that your agent gets your property online quickly and don’t hesitate to ask for their webstats… so that you can evaluate how many buyers use their site. Ask the agent for their site’s UNIQUE USERS – not hits of MB’s or anything else… Unique users tells you exactly how many people use their site – and shows how good their site is!!! (This is measured daily or monthly) Lastly… make sure that you choose this person with your head, not your heart. You need to make the decision that can help you the most… so do some homework, ask questions and hire a Realtor that has the skills to sell your home or land.
